WhatsApp’s own messaging fees are billed by Meta to your WhatsApp Business account, with no markup from us. Each number gets 1,000 free replies a month, then Meta charges per reply (about $0.003 in the US, $0.02 in the UK). Instagram DMs have no Meta fees. Estimate your WhatsApp fees.
A conversation is one customer chat in a month, however many messages it has. We email you at 80%. If you reach your limit, chats already going keep their AI replies, and new ones wait for you to reply until the 1st of the month or until you upgrade.
What it doesn’t do (yet)
- –It doesn’t connect to Rightmove, Zoopla, Zillow or other portals. It answers the WhatsApp and Instagram messages that reach you, including from people who found you on a portal.
- –Calendar sync is one-way. Bookings flow into your calendar, but events you add there don’t block times in MessyChat yet, and Google refreshes subscribed calendars every few hours.
- –Agents get email alerts rather than their own MessyChat login. The office owner sees and confirms everything.
- –It replies in one language that you choose.
Questions agents ask
Can MessyChat book property viewings automatically?
Yes. You set the days and hours you do viewings and how long each one takes. The AI only offers free times, confirms the date and time back to the customer, and creates a viewing request on your Bookings page for you to confirm. It won’t offer a time that is already booked.
Can it send enquiries to different agents?
Yes. Add each agent with what they handle, for example "lettings in Clapham and Brixton". The AI assigns each conversation to the best fit, books viewings into that agent’s free times, and emails the agent the details.
Does it sync with Google Calendar?
Bookings can be shown in Google Calendar, Apple Calendar or Outlook through a private subscription link, for the whole office or for each agent. It is one-way for now, and Google refreshes subscribed calendars every few hours.
How does the AI know about my listings?
From what you write in your business notes in Settings: the properties you have, prices, bedrooms, areas, whether they are for sale or to let, and your policies. Keep it up to date when a property goes under offer or is let.
Does it work with Rightmove, Zoopla or Zillow?
There is no direct portal integration. MessyChat answers WhatsApp and Instagram messages, so it handles anyone who contacts you there, wherever they found your listing.
How much does it cost?
Solo Agent is $79 a month for one agent. Team is $199 a month for up to 5 agents, with each lead routed to the right one. Brokerage starts at $449 a month per branch and we set it up with you. What do the real estate plans include that other plans don’t?
